 Nestled along the Colorado River near the spot where Arizona, California and Nevada meet, Bullhead City is a budding community. The scenic beauty, deep blue skies and majestic mountains make this community a visual paradise. Originally known as Hardyville, the settlement began when William Harrison Hardy began operating a ferry, trading post and inn on the Colorado River in 1864. Construction of Davis Dam, located to the North, began in 1942. Construction was halted because necessary materials were consumed by World War II efforts, however it was resumed in 1946 and the Dam was completed in 1950. A popular recreation area, visitors may choose between the cold, fast-running waters of the Colorado River or the smooth, warm waters of Lake Mohave for fishing and water recreation. Other popular activities include off-roading, hiking and golfing. The community hosts annual events such as rodeos, a Bluegrass Festival, powerboat races, chili cook-offs, and the Harley River Run. Just across the Colorado River is beautiful Laughlin, Nevada home to nine casino’s each bringing several entertainers to the area throughout the year. The Colorado River Museum is located on Highway 95 between the Laughlin Bridge and the entrance to Davis Camp. The Museum is open Tuesday through Sunday, 10:00 AM to 4:00 PM, but is closed during July and August. A $1.00 donation for adults is appreciated and children are free. The museum houses displays showing the many facets of the community’s history. Located to the South of town, and East on Boundary Cone Road, you will find the mining community of Oatman, Arizona. Step back in time, visit the Oatman hotel, feed the burros, enjoy refreshments, or tour the mine. The Bullhead City – Laughlin airport supports full jet service. Incorporated in 1984, Bullhead is a relatively new city, but has grown consistently over the last 20 years to occupy over 33,000 residents. The area attracts just fewer than 5 million visitors per year. Major employers in the area are the 9 casino properties in Laughlin, Wal-Mart Super Center, Mohave Generating Station, Western Arizona Regional Medical Center, Mohave Electric Cooperative and the city, county and state offices. Bullhead City is home to the desert climate. Average summer temperatures range from the low 90’s to the high 110’s. Average winter temperatures range from the low 40’s to the high 60’s and bring winter visitors to the area. The area is home to an estimated 50,000 winter visitors escaping the colder temperatures of the mid-west and east coast. Many of our teachers and administrators now work at the schools they once attended. The Federal Tax Code allows married taxpayers to exclude from capital gains taxes up to $500,000 in profits from selling a home (singles can exclude $250,000). In order to qualify for this exemption, you must prove that that the home has been your principal residence for at least two out of the last five years. The establishment of the home as a principal residence depends on the facts of each homeowner's circumstance. Here are two cases to consider.
Homeowner A has lived at 25 Pine Drive for 12 years. Although he stays at his vacation cottage in another town for up to three months out of each year (sometimes more), 25 Pine Drive is his principal residence, where he lives most of the time. When he sells the home, Homeowner A (filing as a single individual) can keep up to $250,000 in tax-free profit.
Homeowner B buys 108 Maple Street, intending to live there. He rents it out while waiting to sell his current home, where he has lived for six years. His principal residence sells at the end of two years. Homeowner B moves into his new house, lives there for three months, and then decides to travel. After a six-month trip, he regrets buying 108 Maple Street and sells it. Even though he has owned the house on Maple Street for over two years, it won't qualify as "owner-occupied", because he only lived in it for a few months. Thus Homeowner B is not eligible to claim the tax exemption when he sells the house on Maple Street.
