Nestled along the Colorado River near the spot where Arizona, California and Nevada meet, Bullhead City is a thriving micropolitan community. The scenic beauty, deep blue skies and majestic mountains make this community a visual paradise. Originally known as Hardyville, the settlement began when William Harrison Hardy began operating a ferry, trading post and inn on the Colorado River in 1864. Construction of Davis Dam, located to the North, began in 1942. Construction was halted because necessary materials were consumed by World War II efforts, however it was resumed in 1946 and the Dam was completed in 1950. A popular recreation area, visitors can choose to enjoy the cold, fast-running waters of the Colorado River for water sports, or the smooth warm waters of Lake Mohave for the bass & catfish angler, or to enjoy the pristine beaches. Other popular activities include off-roading, hiking, and golfing, and just across the river gaming & entertainment in Laughlin, NV, home to nine casinos. The community hosts annual events such as rodeos, a Bluegrass Festival, powerboat races, chili cook-offs, and the Harley River Run. Links to both area Chambers of Commerce are listed below to assist with upcoming community events. There are many things to see and do in and around Bullhead City. Visit the Colorado River Museum located on Highway 95, between the Laughlin Bridge and the entrance to Davis Camp for an historical perspective of the community. Museum days and hours are,Tuesday through Sunday, 10:00 AM to 4:00 PM, closed during July and August. A $1.00 donation for adults is appreciated and children are free. Located to the South of town, and East on Boundary Cone Road, you will find the mining community of Oatman, Arizona. Step back in time, visit the Oatman hotel, feed the burros, enjoy refreshments, or tour the mine. The Bullhead City/Laughlin Airport serves flights coming in from throughout the United States and parts of Canada. Incorporated in 1984, Bullhead is a relatively new city, and has grown consistently over the last 20 years, and continues to do so today. The area attracts just fewer than 5 million visitors per year. Major employers in the area are the 9 casino properties in Laughlin, Wal-Mart Super Center, Western Arizona Regional Medical Center, Mohave Electric Cooperative, and City, County and State offices. Bullhead City is home to the desert climate. Average summer temperatures range from the low 90’s to the high 110’s. Average winter temperatures range from the low 40’s to the high 60’s and bring winter visitors to the area. The area is home to an estimated 50,000 winter visitors escaping the colder temperatures of the mid-west and east coast. Insurance >Title Insurance for Owners
If you finance your home, the lender will require you to purchase title insurance for the amount of your mortgage. You will be given the option of increasing the coverage to include your equity in the property. The owner's coverage fee is a one-time charge that protects your equity in your new home, including its appreciated value. Most experts agree that the additional coverage is a good idea.
Before your sale is finalized, the title company will inspect the public records and confirm the sellers' ownership of the property. They will look for any liens that may have been filed against the property, and that must be paid off before it can be sold. Even the most careful search, however, cannot guarantee that there was not an error at some point in the transfer of title during the chain of ownership. Title insurance is one of those things you will probably never need, but if you do, you will be very glad you have it!
